Upcoming Asphalt Reconstruction

Vehicular access to/from your residence will be affected during this process.

Please be advised that the asphalt reconstruction project will start on your street very soon. The roads in Phase 3 are San Joaquin Drive West (south), Yosemite Place, Giant Fir Place, and San Joaquin Drive East (after Yosemite Drive intersection). Temporary street closed/no parking signs will be posted in the work area 48 hours prior to work commencing.

General working hours will be Monday through Friday from 7 a.m. to 5 p.m. 

Streets being reconstructed will be closed to vehicular and pedestrian traffic Monday through Friday from 7 a.m. to 5 p.m. Vehicles should be parked in zones outside the area scheduled for reconstruction from 7 a.m. to 5 p.m. There will not be vehicular access to/from your residence during this period. Please do not drive through the construction area while the street is closed, as it is unsafe, and you may cause damage to your vehicle or the street surface. We will be coordinating with service vendors; however, it is possible that mail, trash service, and deliveries may be delayed during this period. We have requested that CR&R pick up trash at these locations prior to 7 a.m. on your normal trash day.

There will be a period of time when the street is unpaved but open to vehicular traffic only. Please be attentive to the uneven pavement surface during this period and the traffic control signs posted within the community. Scooters and bicycles should not be used on the roads during any of the construction.

Any vehicle(s) parked in the street on designated asphalt reconstruction days between 7 a.m. and 5 p.m. will be towed without further notice at the vehicle owner’s expense.

Asphalt Reconstruction Details 

Residents in each phase are noticed one week in advance with a garage door notice and notifications through all of the Canyon Lake POA's communication platforms. Additionally, there will be "No Parking" cones, barricades, and signage at least 48 hours prior to each phase.

Each phase is expected to take two weeks. Each phase of road rehabilitation will consist of: 

1. Construction equipment set up 3 to 5 days in advance of the phase beginning. Parking may be limited. 
2. Removal of the top 3.5”  layer of existing asphalt on all streets in the phase.
3. Remaining asphalt, base, and subgrade material will be pulverized and a new 8” thick layer of Cement Stabilized Pulverized Road Base (CSPB) material will be constructed. During this time there may be a sudden grade change of 4” to 6” between your driveway and the road bed. Please use caution and avoid driving on the road during this time.
4. Grading, proof rolling, and moisture curing of the CSPB Road Base Material.
5. Continued moisture curing of the CSPB the remainder of the first week, including Saturdays and Sundays (using a water truck to keep the material damp). Residents are requested to park in their driveways during this curing time, so that the water truck can properly keep the road base damp. 
6. The new 3.5” thick asphalt paving and rolling likely starts at the beginning of the second week.
7. Raising utility covers and the completion of each phase.

Depending on the weather, some weekend work may be required, and that will be announced as necessary. In general, the only weekend work will be the moisture curing (i.e., 2 – 3 passes with a water truck per day).
